Rent Discounts in Manitoba: Budget for the Amount You May Actually Pay

Separate full rent from conditional discounts when comparing apartments.

← Rental guides

A rental can have a stated full rent and a lower amount payable because of a discount. Before comparing that home with another listing, understand both numbers and the conditions attached to the reduction.

Why the distinction matters

RTB policy says rent discounts should be documented in writing. A discount generally continues through the agreement unless its written terms limit it. Reducing or removing a discount requires three months’ written notice. Removing a discount is not itself treated as a rent increase, so the annual guideline does not answer every question about a change in the amount you pay.

Ask four specific questions

  1. What is the full monthly rent?
  2. What exact discount applies, and for which months?
  3. Is it conditional on something such as payment timing?
  4. What does the agreement say happens at renewal?

Save the written answers with the lease. If an advertisement and the agreement use different figures, ask for an explanation before signing.

A hypothetical budget example

A full rent of $1,800 with a $150 monthly discount means a current payment of $1,650. Without that discount, the payment would be $1,800: a $150 monthly difference, or $1,800 across 12 months. This is an illustration, not an Alia Living offer.

For your own planning, run both figures through your budget. Include utilities and other recurring housing costs consistently so the comparison stays meaningful. If you receive a notice changing a discount, compare it with the original written terms and ask the RTB about any unclear conditions or timing.
