Does a Fixed-Term Lease Automatically Become Month-to-Month in Manitoba?
Understand renewal timing before your Winnipeg lease reaches its end date.
Do not assume a Manitoba fixed-term lease automatically becomes month-to-month when its last day arrives. The renewal process matters, including when the landlord provides the renewal and when the tenant returns it.
The usual renewal timeline
RTB policy says a landlord should offer a renewal at least three months before the existing agreement ends. The tenant should return it at least two months before the end. The renewal normally preserves the term length and benefits unless the parties agree otherwise. If the landlord fails to offer a renewal and the tenant stays, the agreement may be deemed renewed for the original term or 12 months, whichever is shorter. Different circumstances can produce different results.
Put three dates in your calendar
Record the end of your current lease, the date three months earlier, and the date two months earlier. Keep the actual renewal document with the envelope or message that delivered it. Check the new start and end dates, rent, discounts, parking, storage, and included services before signing.
If your plans are uncertain
Tell the landlord what you need and ask whether a different term is available. A conversation is useful, but get any agreed change in writing. If you have not received a renewal or missed a deadline, ask the RTB about your exact situation rather than treating silence as permission to leave.
This guide addresses renewal. Ending a tenancy early, assigning it, or giving a valid notice involves separate rules. Resolve those questions before booking a move based only on the lease’s printed expiry date.
